Three projects on Son Tra Peninsula need to re-determine land prices, including: Tien Sa Marine Eco-tourism Area Project, the investor is Tien Sa Sea Tourism Development and Investment Joint Stock Company (now Tien Sa Sea Joint Stock Company). , has an area of 303,500 m2 of land and 36,500 m2 of water surface. The time of price determination is according to Decision 5368 dated August 28, 2003 of the People's Committee of Da Nang City.
The second project is an eco-tourism area, a serviced house in Son Tra Peninsula, the investor is Son Hai Tourism Company Limited with an area of 43,300 m2 of land. The land price is determined at the time of 2006 and 2012, the land rental unit price according to Official Letter 1179 dated April 27, 2007 of the People's Committee of Da Nang City.

The final project is the Son Tra High-class Tourist Service Complex (Sontra Resort & Spa), the investor is Son Tra Joint Stock Company, with an area of 140,300 m2 of land and 208,200 m2 of water surface. According to the conclusion, out of a total of 18 projects on Son Tra peninsula approved and approved by the People's Committee of Da Nang City, including 9 projects with part of the area is natural forest with a total area of 163.32 ha but has not been identified in the plan for forest management and protection.

For the remaining 16 projects, the People's Committee of Da Nang City has not yet received a written opinion from the Ministry of Defense; then Da Nang City People's Committee did not organize a review to handle violations. Through the review and report of the People's Committee of Da Nang City, it was initially determined that there are 7 projects with land allocation or land lease that violate security and defense.
Previously, the Government Inspector pointed out many violations of projects on Son Tra peninsula. Specifically, in the past, the People's Committee of Da Nang City did not issue land prices in Son Tra peninsula, leading to difficulties in determining land use fees and land rents; have not yet fully implemented the process according to regulations on land price determination.
In addition, Da Nang City does not consult or consider opinions of departments and agencies, but only based on the opinions of the city's president and vice presidents at meetings; incorrect timing of land price calculation to collect land use levy; giving preferential treatment, 10% reduction of land use fee... in some projects that do not comply with regulations.
The conclusion stated that, the People's Committee of Da Nang City did not issue land prices in Son Tra peninsula, leading to difficulties in determining land use fees and land rents. Determination and collection of land use levy and land rent without a decision on land allocation or land lease; not counting, collecting fines for late payment of land use levy, etc... is not in accordance with regulations.
